When the previous owner sold the property now known as Fulbright Tower to Crescent Real Estate and vacated half of the rentable area in December of 2004, it left the Crescent management team with an opportunity to remake the facility. Over half of the space has since been built-out, incorporating efficient lighting fixtures and appliances. Crescent Real Estate, with the support of their partners, appropriated the necessary capital to make major upgrades to the infrastructure, which resulted in significant reductions in electrical consumption. Projects included replacing an 800 ton water chiller unit (WCU) and installing variable frequency drives (VFDs) on the cooling tower fans.

In 2006, over 200 air handling units were refurbished, increasing their efficiency and improving the indoor air quality. The facility was awarded the National Clean Air Award by the National Air Filtration Association following the completion of this project.
 

Efforts for future reduction in electrical usage will be buoyed by plans to replace another 1450 ton WCU, add VFDs and high efficiency motors on the chilled and condenser water pumps, and upgrade the building automation system (BAS) in the near future.

The energy management team, with the cooperation of its customers, began to identify and reduce hours of operation for services where and when they are not needed. The customers have the ability to control lights and HVAC equipment for their areas through the BAS via telephone and utilize it for after-hours services, which further eliminates unnecessary consumption.
 

The 52-story office tower, located in Downtown Houston, has received the ENERGY STAR for superior energy performance for the past 2 years, increasing its overall rating each year. The property is pursuing gold certification under the U.S. Green Building Council's Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB) rating system in 2010. Many of the requirements for this designation have already been implemented such as a recycling program and the use of "green" cleaning products. Other efforts are being undertaken to reduce water use and ensure that systems are meeting their design performance criteria.
