Kruse Woods III in suburban Lake Oswego, OR, is a 4-story commercial office building whose tenants include, among others, engineering, banking, and legal services. The building, constructed in 1997, is owned and managed by Shorenstein Realty Services. Recognizing the potential to improve Kruse Woods III's energy use and financial performance, Shorenstein turned to the proven strategy of EPA's ENERGY STAR program in 2009 for the tools and resources necessary to help achieve superior energy performance.

As a first step, the Shorenstein management team sought to assess Kruse Woods III's baseline energy performance and to pursue the efficiency gains that could be accomplished through improved operations and maintenance and other low-cost practices. Initial benchmarking in 2009 using EPA's Portfolio Manager returned a baseline rating of 91, which qualified the building to earn the ENERGY STAR.

Prior to the initial benchmarking and late in 2008, Shorenstein completed a garage lighting retrofit, including replacing the existing 150-watt high-pressure sodium fixtures with T/5 HO 2-lamp fixtures. The resulting annual energy savings are estimated to be 18,150 kWh and resulting annual cost savings are estimated to be more than $1,200. In addition, Shorenstein received incentives from the Energy Trust of Oregon as well as a "Pass Through Partner," reducing the cost of the project by nearly 60 percent.

Because Kruse Woods III is part of a large, suburban office campus, landscaped areas are prevalent. Shorenstein has begun the process of eliminating large landscaped areas that require consistent irrigation and are transforming them into native plant gardens or landscaping that requires only minimal irrigation.
