Located in suburban Lake Oswego, OR, Kruse Woods I is a 4-story commercial office building whose tenants include, among others, financial advisors, banking operations, and insurance services. The building, constructed in 1986, is owned and managed by Shorenstein Realty Services. Recognizing the potential to improve Kruse Woods I's energy and financial performance, Shorenstein turned to the proven strategy of EPA's ENERGY STAR program in 2008 for the tools and resources necessary to help achieve superior energy performance.

As a first step, the Shorenstein management team sought to assess Kruse Woods I's baseline energy performance and to pursue the efficiency gains that could be accomplished through improved operations and maintenance and other low-cost practices. Initial benchmarking in 2008 using EPA's Portfolio Manager returned a baseline rating of 82, high enough to earn the ENERGY STAR for superior energy performance.     

In the fall of 2008, the building received a white reflective roof coating after necessary roof repairs were completed, contributing to the minimization of heat gain and loss. In addition, a complete re-caulking, tuck-pointing, and sealing of the brick facade was completed in 2009 to restore the appearance and integrity of the building envelope, which also contributes to the energy efficiency of the building.

Kruse Woods I also began a restroom upgrade in 2009, replacing all fixtures with water-efficient fixtures and motion sensors for dispensers and lighting, which will further improve energy efficiency.

 

Because Kruse Woods I is part of a large, suburban office campus, landscaped areas are prevalent. Shorenstein has begun the process of eliminating large landscaped areas that require consistent irrigation and are transforming them into native plant gardens or landscaping that requires only minimal irrigation.
