One Washingtonian Center is a 13-story Class A office building located in Gaithersburg, Maryland, which is a suburb of Washington, DC. The building is roughly 334,000 square feet in size and was built in 1989. One Washingtonian Center is situated on five acres of property in a mixed use zone, where it adjoins a lake, restaurants, retail establishments, and apartments.
Transwestern began property management at One Washingtonian Center in April of 2004. From the beginning, energy conservation improvements were a primary objective for the owner and management team. Initial in-house energy audits revealed that improvements could be made to the energy management system (EMS), HVAC systems, and interior lighting systems. The engineering staff quickly evaluated and improved equipment settings. Building system operating schedules and set points were reviewed, adjusted, and minimized to conserve energy.
In addition, various equipment upgrades were planned and completed in 2006 and 2007. Specifically, the EMS software and hardware was upgraded and re-commissioned. In 2008, the final phase of retrofitting all (15) air handling units and primary condenser water pump with variable frequency drives (VFDs) was completed. These improvements enhanced the capability to control and monitor the HVAC systems and allow for further fine tuning of operating parameters. Lastly, the in-house engineering staff resurrected the Watchkeeper automated lighting controls on all floors and retrofitted T12 lighting fixtures to T8 technology, and more recently have begun to replace the 32 watt T8 lamps with 28 watt lamps.
