Commissioned in 1999, Maitland Promenade I is situated on 10 acres of land in the Orlando submarket of Maitland, Florida. The five-story building is a Class A multi-tenant commercial office building with a detached three-level parking garage connected by a covered pedestrian walkway. The owner of Maitland Promenade I has taken multiple steps to reduce energy consumption as well as lower the building's carbon footprint.
Through the annual Jones Lang LaSalle audit and the stringent, required preventive maintenance programs developed by Jones Lang LaSalle, numerous strategies are investigated to ensure that the staff is implementing all available energy-saving initiatives. These steps and procedures are overseen by a Regional Engineer to ensure compliance.

As a part of the HVAC maintenance contract, monthly calibration and controls checks are required to maintain optimal system performance. The vendor also provides periodic training seminars for the building staff to ensure they are aware of the latest technologies available. This system controls HVAC and lighting and provides the tenants of the building access to these controls in case they're needed after hours. While included in the lease, on Saturdays, the equipment runs on request only, which provides additional savings.
Additionally, the energy management team recently installed a demand control ventilation (DCV) system, which enables better air quality control as the building has varying occupancy due to the 24/7 tenants who occupy approximately 27 percent of the building. In addition to the DCV project, the owner recently installed variable frequency drives (VFDs) and associated controls on the building's condenser water loop to capture more energy savings.
When the team took over Maitland Promenade I in December 2006, the building initially received an ENERGY STAR energy performance rating of 44. Since then, the team has worked diligently to improve the efficiency of the building, earning the ENERGY STAR for superior energy performance and reducing energy costs by 17 percent or $68,000 annually.
