Building C, one of five buildings that comprise the Warren Technology Center, is situated in a wooded terrain. Originally built in 1996 as part of a state-of-the-art facility for the IT community, it contains over 500 seats and approximately 157,000 square feet. Occupants of the building enjoy campus amenities including a backup childcare facility, fitness center, medical center, and full service dining facilities. A shuttle service is provided between the Warren Center and both Manhattan and Jersey City.

 

The building team set a priority to reduce energy consumption. By employing a wide array of energy efficiency solutions, the team was able to save energy, realize a large reduction in the building's power consumption and carbon footprint, and contribute to the company's goal of being environmentally responsible.

 

The following is a partial list of energy saving initiatives that were undertaken to improve energy efficiency:

 

Building Lighting:

?         Extensive use of dimming and occupancy sensors in all offices, rest rooms, labs, copy rooms, etc. to ensure that lighting is turned off when space is vacant.

?         Utilization of more advanced technology, such as high efficiency T8 25-watt lamps in combination with electronic ballasts to reduce power throughout the campus.

?         Replaced existing MR 50-watt halogen lamps with energy-efficient compact LED 2.5-watt lamps in cafeterias and lobbies.

?         Reduced the operating hours and wattage in overhead lighting in common areas, offices, and work spaces.

?         Designed each floor with lighting zones and staggered fixtures. A night light cleaning schedule was employed in which approximately 40 percent of the building fixtures are scheduled off at 18:00 hours. Every other fixture is turned off.

?         Reduced energy consumption in supplemental lighting with the use of compact fluorescent lamps (CFLs).

 

Parking Decks:

?         Segregated the parking deck lighting into zones (perimeter, interior, entrance) to optimize lighting scheduling and control. This allows the building team to make use of natural lighting and limits the hours of operation so respective lighting zones are programmed on only when needed.

 

Mechanical:

?         Installed variable frequency drives (VFDs) on all air handling units, chiller pumps, and condenser fans allowing power draw to be reduced as load decreases.

?         Revised the temperature standards (Winter 68-71 degrees; Summer 75-78 degrees). Programmed a master global set-point into the Building Management System (BMS) to control all variable and fan powered boxes thereby maintaining temperature standards. These temperatures remain within ASHRAE recommendations.

?         Turned off humidification and reheat feature on all Liebert units without adversely impacting equipment operation. 

?         Raised the room temperature to 74 degrees in labs, IDF rooms, and switchgear rooms. This temperature change allowed the building team to raise the chilled water temperature from 44 to 49 degrees.

?         Reduced HVAC hours of operation by 33 hours per month.

?         Incorporated a discharge temperature reset schedule in the BMS for both heating and cooling, based on outside air temperature.

 

Water Conservation:

?         Collect storm water in the detention pond and draft for irrigation of landscaped areas.

?         Installed green shower heads (1.5 gpm) in all showers.

?         Installed 5 gpm aerators on all rest room sinks.
