Located in one of Houston's most distinguished neighborhoods, Two Riverway's tranquil park setting has superior access to the city's major highways while providing accessibility to upscale retail and fine dining. The 17-level building with attached 1,100-space parking garage has a recently renovated lobby with polished granite floors and a combination of wood veneer and polished granite walls. Elevators were also recently remodeled to match the lobby, as were elevator lobbies and restrooms on multi-tenant floors.

 

Originally built in 1981 as the regional headquarters for IBM, Two Riverway was designed to be one of the most energy-efficient buildings in the Houston area. Though the building earned the ENERGY STAR for superior energy performance primarily as a result of Two Riverway's superior original design, the management team has also completed additional energy efficiency improvements. Lighting has been retrofitted with energy-efficient T8 lamps and electronic ballasts, and a new energy code compliant roof was installed in 2009, which will be followed by entirely new and modern fire and security access systems. Scheduled for late 2009 is a completely upgraded building management system. These projects and others will continue to keep Two Riverway among the elite buildings in the southwest.
