Hines developed and is the facility manager for Owens Corning World Headquarters, located on the banks of the Maumee River in central Toledo, OH. Designed by Cesar Pelli & Associates and completed in 1995, Owens Corning World Headquarters is a 391,000-square-foot campus-style complex noted for its design and for the wealth of amenities it offers its tenants, which include a full-service conference center, a 400-seat dining facility and gourmet company store, a medical center, and a full-service credit union. The facility also includes a health and fitness center and a landscaped site equipped with walking trails, exercise stations, a softball field, and more.

 

Owens Corning World Headquarters earned the ENERGY STAR for superior energy performance as a result of a combination of original and retrofitted building features. An example of a high-efficiency original feature is a raised-floor HVAC distribution system, which efficiently delivers conditioned air to some 300,000 square feet of the property. On the management side, sub-metering is used to monitor the operation and performance of HVAC units throughout the property. This monitoring is enabled by a sophisticated Building Management System (BMS), which is also used to manage lighting usage. Improvements resulting from this attentive monitoring include reductions in the run time of the lighting in the parking lot and the use of light sensors to control lighting in the formal dining room. More broadly, the BMS enables property management to track overall energy demand in real time and even conduct load-shedding activities when demand reaches peak levels.
