Owned and managed by Hines, Golden Eagle Plaza is a 421,000-square-foot office tower in the rapidly renewing downtown San Diego area. Built in 1969 and designed by the firm of Langdon and Wilson, Golden Eagle Plaza represents a classic design in the late International Style, with broad horizontal bands of exterior concrete punctuated by dark-tinted windows and strong exterior vertical elements. In addition to its strategic location, Golden Eagle Plaza includes more than 25,000 square feet of ground-level retail, making it an asset to tenants and neighbors alike.

 

Golden Eagle Plaza earned the ENERGY STAR for superior energy performance largely because of an extensive series of retrofits, through which the building's original energy-consuming infrastructure was upgraded to meet aggressive contemporary standards. HVAC systems were upgraded with variable frequency drives (VFDs) on chillers, fans, and air handling units (AHUs), enabling them to operate at speeds adhering closely to actual demand. On the lighting side, T8 fluorescent bulbs and electronic ballasts have been installed throughout Golden Eagle Plaza, helping to improve energy efficiency in building lighting. And a sophisticated energy management system is used to control building energy consumption, including, in particular, HVAC--perhaps the largest single driver of Golden Eagle Plaza's energy consumption.
