The Minton-Capehart Federal Building in Indianapolis, IN, has become a model of energy efficiency through the efforts of the General Services Administration (GSA). The 661,667 square foot building, which contains offices for more than 1,000 Federal workers, was recently awarded the ENERGY STAR label for buildings, making it one of an elite cadre of energy-efficient buildings across the nation.

The building provides offices for a number of Federal agencies, including the GSA, the Internal Revenue Service, the Social Security Administration, and the Federal Bureau of Investigation. The energy-efficient retrofits the 26-year-old building recently received improved its energy efficiency drastically, meaning less energy use and greater energy cost savings.

Because of the energy efficiency retrofits, the building's energy costs have dropped by approximately $34,000 per year. The GSA was able to achieve these savings by taking a comprehensive approach to energy efficiency. This approach included upgrading lighting to highly efficient T-8 fluorescent lamps with electronic ballasts; installing variable speed drives for the heating, cooling, and ventilation system; calibrating all variable air volume boxes and thermostats; and installing occupancy sensors to turn off unneeded lights. In addition, the building's Energy Management System was upgraded to provide more accurate control of mechanical systems and to use outside air to maintain proper temperature.
