The Knoxville Office Complex (KOC) consists of two 12-story towers built in 1976. In recent years, it has been upgraded to improve its energy efficiency. The cooling plant for the KOC consists of four chillers, three cooling towers, and associated pumps. Two of the chillers were equipped with heat recovery bundles that provide heat to the heating hot water system in the 1990's to improve building efficiency. This allows for the heating plant, which consists of a 27-stage electric boiler and associated pumps with variable frequency drives (VFDs), to run only as required when the chillers are not providing enough heat from the heat recovery bundles. Other HVAC system improvements consist of installing premium efficiency motors in air handling units to reduce energy consumption, VFDs on three 50-hp cooling tower fans to provide better control, and an energy management control system to control the HVAC operation, as well as converting constant volume perimeter boxes to variable air volume (VAV) boxes to provide better comfort and reduce energy consumption.

The KOC also had other energy management and related environmental improvements implemented including the installation of occupancy sensors in restrooms, conference rooms, copy rooms, break rooms, and open office areas to turn off lights when not needed, energy efficient lighting and ballasts, LED exit signs, clear glass skylights to provide day-lighting, air lock entries to reduce infiltration, added insulation in walls and roofs, and recycling to reduce waste generation.

The KOC's staff is always looking for ways to reduce energy and water consumption and has many projects in the works to continue reducing energy and water consumption.
