Owned and managed by Hines, the Citymark Building is an 11-story, 218,000-square-foot office building in Dallas' prestigious Uptown market, near the Crescent Hotel. The Citymark Building was designed by Thompson Associates, Inc., and was completed in 1987. In addition to its logistically desirable location, the Citymark Building offers a host of tenant amenities. These include Dallas skyline views (from the building and from an elevated, landscaped terrace); an airy, four-story atrium in the building entrance lobby; an on-site delicatessen; an on-site fitness center; a landscaped plaza with a jogging track and tennis court; and a location conveniently close to a city park and the 3.5-mile Katy Trail.
The Citymark Building earned the ENERGY STAR for superior energy performance as a result of extensive infrastructure retrofits and active energy management practices. Given searing summers and occasionally harsh winter weather, HVAC was a major emphasis of retrofitting at Citymark. High-efficiency window tinting was a component, helping to reduce thermal load; extensive repair of air infiltration points was another. New exterior air damper banks were also installed, and a vent cycle was commissioned to allow free cooling when climate conditions permit. On the lighting side, motion sensors were installed throughout the building, helping to reduce lighting operation in areas not in use. Lighting was also retrofitted in building common areas and elevator cabs, and a new high-efficiency domestic pump station was installed. Finally, a new electronic building management system was installed, allowing comprehensive monitoring and control of the building's energy consumption--and helping managers identify new opportunities for energy conservation.
