SENTRE Partners managed asset, Columbia Center, is located in the heart of downtown San Diego. This 27-story, 547,000-square-foot Class A office tower features panoramic views of San Diego Bay, the Pacific Ocean, and the downtown skyline, and is easily recognizable by flying the largest American flag on the San Diego skyline.  Completed in 1982, the building was constructed using steel beams, concrete over metal decking, and a reflective glass curtain wall. In 1993, the building underwent an extensive lobby renovation featuring a 7-floor interior atrium, Italian Marble lobby flooring, and curly maple interior woodwork.

Upon taking over management of the Columbia Center in March 2007, SENTRE Partners turned its attention to the building's mechanical design and historical energy consumption as part of its commitment to a "best in class" energy management program. Recognizing the financial impact of State-mandated deregulation and the effect of electrical demand charges, SENTRE Partners carefully analyzed the building operations and systems looking for ways to improve energy efficiency and save costs. As a result, SENTRE Partners identified several areas in which immediate savings could be realized.

Previously two of the building's three 450-ton chillers were fitted with variable speed drives, enabling more efficient operation. Total expenses for the project were $109,600, with conservative projected annual savings of approximately 297,000 kWh or about $90,500. Management also successfully obtained an incentive for the project based on annual savings from the local utility in the amount of $49,000, bringing the payback for the project to less than a year.

A lighting retrofit, unfinished from the previous ownership, was completed in 2007. Remaining high-energy T-12 bulbs were replaced with efficient T-8 bulbs and electronic ballasts. Concurrently with this improvement, motion sensors were installed in tenant office areas, common area restrooms, mechanical rooms, and janitor closets. Both projects were completed with a total investment of $100,300. Annual savings have been estimated at $63,000. SENTRE Partners was also successful in obtaining a grant from the State of California under the Peak Load Reduction Program totaling $22,750, netting a final cost of $77,550 and generating a payback of a little over a year.

SENTRE Partners strives to provide both tenants and building owners the maximum value for every dollar allocated to the asset. Conservatively, the above improvements have the potential to increase the building's value by as much as $2 million, while benefiting tenants by reducing operating costs by more than 25 cents per rentable square foot annually.
