The United Healthcare facility is located at 9200 Worthington Road in Delaware County. It is a four-story facility built in 1999 situated on 14.2 acres of land. The total square footage is 135,786. The building is located in the South side of the property with parking on three sides. The facility is constructed with steel frame and composite steel deck/concrete floors. There are a total of 650 parking spaces provided on the site. Of these, 18 are for handicapped parking, 10 are for visitor parking, and 622 are for the employees. There are two retention ponds to collect parking lot water run-off. The turf and landscaping surrounding the building is irrigated with a multi-zone sprinkler unit with controls located in the sprinkler room at the East end of the building.

Energy Management Systems and Procedures:

A Tracer Summit System Energy Management System controls mechanical equipment at the UnitedHealthcare building. This system features stand-alone panels distributed throughout the Facilities electrical closets, which are accessed and monitored through a Compaq Pentium 3 PC located in the 1st floor Management Office. This system also features a Windows 2000 front end with graphics to monitor and control over 300 system points. Facilities Management also has the capability to operate the Tracer System remotely with the use of an IBM 390X laptop PC.

The Building features Trane Intellipak Roof top Units with:

-Static-Trac Exhaust;
-Staged Natural Gas Heat;
-Variable frequency drive controls for all motors;
-Lead/Lag compressor controls;
-Minimum Outside Air Dampers that exceed all ASHRAE standards to ensure high quality indoor air;
-Trane VAV temperature control system; and
-Individual zone control for building heating system with automatic zone cut- off based on ambient air temperature.

The Tracer Summit System with zone and time of day control and Timed Override Program controls building lighting for lighting and HVAC systems. Future activities include the installation of the following technologies: Hubbell Passive Infrared Occupancy Sensor Wall Switches in Kitchens and copy rooms; Hubbell Adaptive Occupancy Sensors in conference and restrooms.; timers in all janitorial closets and fountain pumps; and thermostats on all exhaust fans. Additionally, cross training for all Facilities personnel on energy management system continues to be an important component of energy management success.
