Constructed in 1988, Equity Office purchased the property in January 1999. Occupying half the building, our main tenant, Computer Associates, had effected a lighting retrofit throughout their space utilizing fixtures with T-8 lamps and electronic ballasts. All parking garage fixtures have been repositioned to maximize lumen output.
Equity Office expanded utilization of the Energy Management System. The existing system's technology allowed us to maximize our energy efficiency at Computer Associates Tower. With these changes, we were able to control the base building mechanical systems much more efficiently. The Building Automation System monitors outside air and indoor air temperatures to calculate the optimal start and stop time of each air handling unit. This greatly improves the scheduling of our central plant and support systems. The main chillers and air handlers are controlled using chilled water and discharge air temperature reset based on the building cooling loads and weather requirements.
Equity Office reduces energy costs by systematically maintaining the mechanical equipment with a computerized Preventative Maintenance Program. This enables us to consistently meet the maintenance frequency levels for maximum efficiency of the equipment. Equity Office invests time in training and development of our engineers to ensure consistent quality preventative maintenance measures along with proper equipment control.
