Build Out for Top Performance

You only get one chance to build it right. Take advantage of the build-out phase to make your space as efficient and cost effective as possible, in order to reap benefits throughout the lease term.

Sub-meter to support energy management

You can’t manage what you don’t measure. By installing sub-meters during build-out, you can set the stage for energy management once your employees move in. No matter who pays your energy bills, knowing how much energy you use will help you control costs. It will also let you track your energy use, set goals, and measure improvement.

Build out an efficient, sustainable space

The tenant improvement phase of the commercial lease process is a great opportunity to make your space sustainable. Considering energy performance when making build-out decisions will help ensure your space is comfortable and affordable. A commercial tenant who invests in efficient technologies can save 10 percent, 20 percent, or even more in energy expenses (PDF, 884 KB)) over the lifetime of their lease.

Three important areas to address when designing your office are lighting, climate control, and office equipment. Many low-cost energy efficient options, such as high-efficiency lamps, lighting controls, and programmable thermostats pay for themselves very quickly. Installing these devices during your initial build-out phase is cheaper than retrofitting them at a later date, and ensures that you get the maximum return on your investment over the lifetime of your lease.
