Cornerstone Real Estate Advisers LLC has been recognized as an ENERGY STAR Top Performer for achieving an average ENERGY STAR 1-100 score of 89 across its portfolio of buildings. The company implemented a Green Initiative Program aimed at increasing energy efficiency and promoting sustainability. Projects have included: performing lighting retrofits including the use of occupancy sensors, installing high-efficiency motors and VFDs, optimizing Energy Management Systems (EMSs) and strategy, utilizing high-efficiency motors and Variable Frequency Drives (VFDs), and using heat pumps to recover energy from condenser water systems. In doing so, the company streamlined and optimized its operating procedures. Management implemented targeted software to aid the property management and engineering staff members in identifying, analyzing payback, and successfully implementing energy conservation projects targeting lighting and HVAC systems in each building. Savings are estimated at over $1 million per year for this portfolio of buildings.  Compared to its 2001 baseline, the district currently prevents the annual emissions of more than 7,700 metric tons of carbon dioxide, which is equivalent to the carbon sequestered by more than 197,700 tree seedlings planted and grown for 10 years.
