Tower became an ENERGY STAR® Partner in 2007 and is also a voluntary participant in the EPA Green Power Partnership and Climate Leaders. According to Jeffrey Abramson, a partner of The Tower Companies, their mission is to create eco-progressive spaces that transcend traditional approaches to the built environment, teach people how to engage with their surroundings, promote the balance of body and mind, optimize human achievement and treat the planet with respect. Their portfolio comprises 4.5 million square feet, ranging from office buildings and apartment units, to regional malls, lifestyle centers, and hotels within the D.C. metropolitan area. Tower is committed to completing an inventory of greenhouse gas (GHG) emissions, setting long-term reduction goals and producing an annual sustainability report. Tower remains the only real estate company in America pursuing carbon neutrality by improving the energy and water performance of properties across their portfolio. Extensive participation in ENERGY STAR and other EPA programs has enabled Tower to set energy performance and carbon neutrality objectives in coordination with their mission.
The Tower Companies has received ENERGY STAR Top Performer recognition. Tower has reduced energy use in its portfolio by 7.8% and currently has an average portfolio-wide score of 77. For Tower, Portfolio Manager is critical to improving property performance, and to the engagement of employees and tenants. Following the establishment of property energy baselines, the company implemented low-risk and low-cost energy efficiency retrofits to improve operations and maximize the life of building systems. Two properties in the portfolio exemplify the benefits of this strategy:
· 1828 L Street, originally constructed in 1968 and totaling 313,603 square feet, maintains an ENERGY STAR score of 79. By replacing the building's inefficient original chiller with a frictionless centrifugal chiller, the property realized $73,000 a year in utility savings. At the property, Tower employs comprehensive green leases, requiring energy efficient build-outs through lighting replacement and the use of temperature control systems tied to the building's upgraded energy management system.
· The Tower Building, constructed in 2001 and totaling 289,200 gross square feet, operates in the top 10% of buildings nation-wide. The baseline score of 76 was increased to the current 90 following a re-commissioning of the building systems, a garage and common area lighting retrofit that reduced energy consumption of the lighting by 35%, and installation of variable frequency drives on motors.
By continuing to refine the strategies employed at these properties and translate them across the portfolio, Tower is furthering their role as an ENERGY STAR Leader.
