As such, we pursue excellence in sustainability throughout the portfolio, both in new development and existing buildings, with a focus on energy efficiency, water reduction, and site selection. Currently, 23% of KRCs office property is certified under LEED. KRC also has one of the first LEED for Neighborhood Development projects in the world. Underlying all of KRCs sustainability programs is participation with ENERGY STAR, which allows KRC to determine the financial benefits of energy efficiency projects, a critical factor in the allocation of resources to these initiatives.
As of 2011, KRC has achieved an average ENERGY STAR rating of 75 for the portfolio and saved approximately $4 million annually due to efficiency improvements. This represents a reduction of over 27 million pounds of carbon dioxide over the emissions of a typical office portfolio of the same size. KRCs success in improving the energy performance of its buildings began with the CEOs company-wide commitment to building energy efficiency. That commitment led to the hiring of a full-time Director of Sustainability Programs, who assists the Vice President of Facilities and Engineering in sourcing, piloting, deploying, and measuring the success of energy efficiency projects. The fact that both the VP of Facilities and Engineering and the Director of Sustainability Programs work with buildings across the portfolio allows best practices to be shared between buildings, and allows KRC to secure volume discounts on energy efficiency measures. Successful efficiency projects have included lighting systems retrofits, installation of Variable Frequency Drives, widespread use of occupancy sensors, building standards that keep light levels to 0.8 watts/square foot, tenant education on energy efficiency, cool roofs, curtain wall systems, retro-commissioning and energy auditing.
