building

The Bank One building (formerly NBD), a 17 story high rise, located at 611 Woodward Ave. Detroit Mi., in the downtown financial district, was designed by the world-renowned architectural firm of Albert Kahn and Associated Architects and Engineers.

The building, constructed in 1958, is modern in concept and design, and in harmony with its existing neighboring buildings. The underfloor system of electrical, communication and data ducts is still as up-to-date and cyber-functional as many buildings being constructed today. An offset arrangement from floor to floor, of windows and porcelain-enameled panels, alternating with marble panels, creates a tapestry like effect. This gives the building a treasure chest appearance, entirely keeping with its use as a bank. At ground level, the structure's attractiveness is enhanced by a 1-1/2 story arcade and recessed facade on the north and east sides that provide an unobstructed view of the Main Banking Floor to passer-by.

To qualify for an Energy Star label, projects were undertaken by the in-house staff led by Jones Lang Lasalle Senior Chief Engineer Kevin J Murray. The building lighting was retrofitted with new electronic ballasts and t-8 bulbs, the ballast being low harmonics to help eliminate distortion and also to save on energy costs. The buildings air handlers and pumps were outfitted with high efficiency motors, and the 2,100 ton cooling tower was rebuilt from the original wood fill to the newer, more efficient poly egg crate style fill. Other improvements included the replacement of the original Worthington chillers with high efficiency Trane centra-vacs chillers. Operations were changed from time of day scheduling to a demand style schedule, with a new Siemens Apogee system employed to manage starts and stops. These efforts, combined with a "Lights Out" program enacted to educate occupants of the need to shut off lights and equipment when not in use, has produced substantial energy savings for the Bank One property managed by Jones Lang Lasalle.
