Located on a 23-acre site between Boylston Street and Huntington Avenue in the heart of Boston's Back Bay, adjacent to the Hynes Convention Center, major hotels, shopping and residential areas, the Prudential Center is a 3.2-million-square-foot urban center, comprised of 2.6 million square feet of office space and 620,000 square feet of retail space.  The Prudential Tower is located at the center of the complex and boasts Boston's only sky-high observation deck, as well as more than one million square feet of first class office space.  Built in 1965, the 52-story Prudential Tower was renovated in 1993 and received a beautiful new white marble and glass lobby in 2008.  The Tower offers spectacular views of Boston, Cambridge, and the surrounding areas.  The Prudential Center complex provides direct access to the Massachusetts Turnpike and on-site access to the MBTA Green Line, as well as the largest parking garage in New England, with space for 3,660 cars. The Prudential Center is the 2007 "Building of the Year" winner in the Over One Million Square Foot Category of the Building Owners and Managers Association (BOMA) International's Mid-Atlantic Region.

Earning the ENERGY STAR for the Prudential Tower is a result of the efforts taken in the design, commissioning, and operation of this facility. Energy-efficient measures include:

-- Upgrading the building automation system to the latest version of the Andover Continuum, a Web-based, state-of-the-art control system.

-- Implementing demand-side ventilation.

-- Retrofitting lighting in common areas using T-8 lighting with electronic ballasts.

-- Replacing the original steam turbine-driven chillers with high-efficiency variable speed/flow electric-driven chillers.

-- Installing a variable frequency drive on chilled and condenser water pumps, cooling tower fans, and air handling units.

Retrofitting bathrooms with high-efficiency flush valves, faucets, and fixtures.

Communications:

Each year, The Prudential Center hosts an Earth & Transportation Fair in April.  This fair is coordinated in cooperation with the A Better City Transportation Management Association (ABC TMA) and building vendors to educate the building occupants on "working green," energy-saving initiatives, recycling programs, and various citywide transportation options. In addition to this annual event, Boston Properties also communicates the benefits and results of energy and sustainability initiatives to the occupants of The Prudential Tower through its quarterly newsletter, a bi-annual green newsletter, daily messaging in elevators, and via posters throughout the common areas of the center. The Center, anchored by the Prudential Tower, also provides common area recycling receptacles.  Whenever possible and feasible, Boston Properties will partner with green organizations such as Secure the Call to provide tenants with easy sustainability-supporting options and programs.  In 2009, the Prudential Tower will participate in several energy-saving events, including the City of Boston Lights Out program and Earth Hour.
