Owned and managed by Hines, and designed by the Dallas architectural firm of Halderman Powell+Partners, this class A 378,00 square foot, 17 story office building is the home of Tenet Healthcare corporation's regional headquarters. The project was completed in December 1999 and is 100% occupied. The property boasts such amenities as a beautifully landscaped courtyard that extends the full length of the building with a fountain at the west end, executive parking in the basement, a delicatessen with a large seating area and outside terrace dining. The terrace is located on the second level with laid in stone, trees, flowers all accented with rever rocks on either side of the concourse walkway glass. The building is located at the intersection of LBJ Fwy. (635) and the Dallas North Tollway. Galleria North Tower One was part of a two building project that like the Galleria Shopping Centre added another landmark to the Dallas skyline and North Texas.
Galleria North Tower One received the ENERGY STAR as a result of retrofits, operating parameters and high efficiency design. Although the base building lighting system was of high efficiency design, devices were added to control all of the site lighting, Dock lighting, Terrace lighting and garage lighting. Tenant floor lobby and common restroom lighting was retrofitted. The two 650 York Millennium chillers are equipped with variable frequency drives which varies the energy output to the machine according to it's demand. The custom built air handler units on each floor have fixed pitch fans with variable speed drive controllers and are capable of providing up 25,000 cfm of conditioned air to the occupied space. The outside air handler unit has the ability to provide 50,000 cfm of pre-conditioned fresh air make-up and is equipped with a vairable speed drive controller. The cooling towers are of the closed cell up-draft design. Each cell has six fans for a total of twelve, which are controlled by variable frequency drives. The HVAC equipment is monitered and controlled by the Siemen's Apogee Insight BCMS system. Effeciency in design and operation results in lower operating cost.
