Comerica Tower at Detroit Center, developed and managed by Hines, was designed by John Burgee Architects with Philip Johnson as design consultant. At 45 stories, Comerica Tower is Michigan's tallest building and makes the point explicitly clear with an exuberant gabled rooftop, enhanced by neo-gothic decorative spires along the ascending rooflines. Oversized windows on the facade play with Comerica Tower's scale as well, with fewer than 20 rows of windows cloaking more than twice as many floors. The property contains 950,000 square feet of net rentable office area, with 16,000 square feet of retail. In 1996, Comerica tower received the Urban Land Institute's "Award for Excellence" in recognition of its outstanding design.

ENERGY STAR certification for Comerica Tower at Detroit Center is the result of a number of retrofitting projects. Chief among them is a complete lighting retrofit that replaced older, less efficient fixtures with T8 fluorescent lamps and electronic ballasts. In addition, building managers have installed variable frequency drivers on a number of Comerica Tower's ventilation fans and air handling equipment, allowing the speed of their operation to conform more closely to actual demand.
