Located at Highway 161 and LBJ Freeway in Irving, Texas, One Panorama Center (OPC) is an 8-story office building housing both multi-and single tenant floors. The building, which was constructed in 1999 by Transwestern Development Company and designed by HKS Inc, is owned by OPC Partnership, a Texas General Partnership, and managed by Transwestern.

 

OPC first earned the ENERGY STAR in 2007 and has maintained its superior energy performance through 2009. Transwestern has annually budgeted and implemented numerous initiatives to improve energy efficiency, saving the ownership more than $10,000 in utility costs in 2009 alone.

 

To maintain and improve OPC's energy performance score, the Transwestern management staff is constantly searching for ways to conserve energy and water. The Transwestern team at OPC recently installed a Web-based irrigation controller to monitor and regulate water usage of the property. By utilizing this controller, the Transwestern team has effectively reduced water consumption costs by $15,000 per year.

 

At the beginning of 2009, the energy performance score for OPC was 65. This score increased to 82 by the end of 2009. Making changes to the Energy Management System (EMS) programming, installing water heater time clocks, and installing photo cells on exterior lighting significantly contributed to the improvements in energy efficiency. With the implementation of these initiatives, Transwestern reduced electrical costs approximately $35,000 per year. 

The focus for 2010 is to pursue LEED certification. Projected improvements to OPC for 2010 include adding variable frequency drives (VFDs) to the cooling drive motors, retrofitting the garage lighting from 175 watt HIDs to T5 Strip lights, and adding automatic flush valve assemblies to all restrooms.
