ENERGY STAR The 1811 Office Building is the second of two buildings owned by the same New York Partnership and managed by Tarantino Properties, Inc., to receive the ENERGY STAR Label. This building was built in 1984 and has enjoyed full occupancy for years.
A lighting retrofit was completed changing the three-lamp, two-ballast fixtures to two-lamp, one-ballast fixtures using T-8 lamps and electronic ballast and adding silver reflectors to maintain acceptable lighting levels.
Power factor correction capacitants designed for full unity, 1.00, were added at the building's power supply entry. These totally variable capacitants were carefully sized for the building's maximum an minimum load conditions.
The voltage to the building was found to be too high, in the range of 502 V - 518 V. Most equipment tags for three-phase equipment reads a rating of 460 volts. Having the voltage dropped made as significant improvement as did the lighting retrofit and the power factor correction.
Bottom line is that the building has operated at approximately $1.00 per square foot less than the market without sacrificing quality and maintained full occupancy even during Houston's most challenging real estate era. The energy savings projects and the continued careful operation of the building systems has been a significant contributor to these accomplishments and qualified it as an ENERGY STAR Building.
