The 5 Houston Center building was constructed using modern technology and energy-efficient products. Energy-saving features include the use of reflective high-performance dual-pane vision glass, a roof canopy that shades more than half of the roof surface from the hot Texas sun, energy-efficient lighting, energy-efficient chillers coupled with a modern variable air volume (VAV)/ air distribution system utilizing variable frequency drives (VFDs) on all air-handling units, demand ventilation with carbon dioxide sensors to provide energy-efficient delivery of outside air to the occupants, a full direct digital control (DDC) system with monthly performance monitoring, and a staff dedicated to excellence in operation to keep these systems functioning. In addition to energy savings, 5 Houston Center has initiated the following items to conserve water: upgraded all restroom faucets to use 0.5gpm low-flow aerators, upgraded the irrigation system from conventional spray-type heads to drip irrigation, and capturing condensate water from the outside air-handling units for use as cooling tower make-up.
The 5 Houston Center building has earned the ENERGY STAR for superior energy performance for the past 5 years and expects to raise the score in the future through increasing operational efficiencies by utilizing ENERGY STAR Portfolio Manager as a tracking tool and complementing the skills of the operating team by using ENERGY STAR webinars to enhance their knowledge. While 5 Houston Center was originally built with many energy-efficient features, Wells has completed several recent projects to further raise the bar. The addition of demand ventilation is resulting in savings of approximately 520,000 kWh per year, along with the addition of variable-speed drives to all remaining cooling towers, which is saving another 208,000 kWh per year. Water conservation also is important to 5 Houston Center. Upgrading restroom faucet aerators is resulting in a reduction of over 70 percent of water used by these faucets, and the condensate recovery is saving approximately 20,000 gallons of city make-up water per month.
