Founders Square Office Building (also known as the Higginbotham-Bailey Building) is a historic project listed with the Texas Historical Commission, the National Register of Historic Places, and also the Dallas Landmark Commission. The building started life in 1914, only a third of its current size, as the home of the Higginbotham Bailey Company (a dry goods company). The company made and sold hats and shirts and other items from their stores through Texas, which were made and shipped from this location. As business prospered, the building was expanded in 1917 and again in 1923. For 69 years, the building was occupied by the Higginbotham- Bailey Company until it was purchased in 1983 by Woodbine Development (developer of the Hyatt Regency Hotel in downtown Dallas and numerous other projects) and renovated into a Class A multi-tenant office building at a cost of approximately $36 million. At that time, the interior was completely shelled out; new plumbing, electrical, and HVAC systems were installed; the floor plates were cut out to create the atrium; a skylight was installed; and a two-story attached underground parking garage was built (which now provides one of the highest covered parking ratios of any office building in the Dallas commercial business district). The building re-opened in 1984 and was branded Founders Square because of its location next to Founders Square Park.  


In 1994, Jackson Wood Ltd (current owner) bought the building and became only the third owner in the building's almost 100-year-old life. Jackson Wood and Fidelity Commercial Realty Management Company undertook a comprehensive effort to maintain and improve the building over the years and improve energy efficiencies and lower operating costs. During 2010, ownership spent $300,000 to restore all of the original wood windows throughout the building and reseal the building envelope. The Downtown Dallas Improvement District has also played a major part in keeping Founders Square as a City jewel, and in 2009, the park area surrounding the building was completely renovated with all new plant materials, trees and shrubs at a cost of $450,000.

Today, Founders Square is a vibrant building located in the Civic/Government District of the Dallas CBD, surrounded by the Earle Cabell Federal courthouse and the Dallas County District Courthouse, Dallas City Hall, the newly renovated Dallas Convention Center, and the brand new Omni Dallas Convention Center Hotel.


Though historical appearing on the exterior, the building's systems are completely modern. The building is seven full floors with large 35,500-square-foot floor plates, plus a full "Plaza" level that is below grade, which features a unique atrium seating with giant live Fichus trees and free WiFi for tenants. A deli, post office, shoe shine stand, copy center, and vending area are also located on the Plaza level. On top of the 7th floor sits three unique tower features, one of which is a small Penthouse office suite. The building is unique in many ways, including having oak hardwood floors throughout most of the common areas. 
 
HVAC and security controls are managed by an Andover Continuum energy management system (EMS) with direct digital controls (DDC). There are two 450 Carrier centrifugal chillers in a central plant located on the Plaza level and six Flakt vane axial fans that provide air supply to three high pressure ducts that extend through the floors the entire height of the building. A large cooling tower is located on the roof of the building. Due to the building's masonry structure, it is able to operate (even in the summer) with only one of its two chillers, and the electricity cost is amongst the lowest of any CBD building at $1.40 per square foot (2011 estimate).
