One of the first improvements was to inspect and calibrate the 17 constant air volume boxes per floor to original specifications. The energy management team discovered that on all floors, the air handling units would shut down at night, but the boxes continued to run all the time and were not being controlled by the Energy Management System (EMS). After adding pneumatic electric switches to all floor controller panels and updating the EMS, the team was able to ensure 100 percent shut down of all units. This in turn reduced the energy consumption from September 2008 through December 2008, and the property saw a savings of $43,539. The outside air and exhaust fans were also added to the EMS control programs. The team is currently performing semi-annual inspections on the EMS to ensure all systems run efficiently, and several programs were re-configured to optimize the energy-efficient equipment. The team is currently trying to meet their goal of upgrading the common areas, stairwells, and mechanical rooms with T8 electronic ballasts. This task will be completed by December 2009, and installation costs have been reduced by having Transwestern in-house engineering staff do most of the work.
All vacancies and 60 percent of tenant spaces are upgraded with occupancy sensors. In all common area restrooms, the team has upgraded to auto-sensing fixtures. All air handling units, domestic water pumps, cooling tower fan motors, and the newest York chiller have variable frequency drive (VFD) technology systems for greater energy savings.
Since 1999, Transwestern has proactively embraced ENERGY STAR tools and resources as a way to reduce property operating costs and greenhouse gas emissions. With all the above mentioned upgrades and help of the Transwestern engineering staff, the building energy performance rating was raised from 62 to 75, and 3333 Lee Parkway was awarded the ENERGY STAR for superior energy performance in September 2009.
3333 Lee Parkway's engineering team will continue to challenge their group to find additional energy reduction opportunities throughout the property as these enhancements not only bring savings to the property, but also add value for future sale.
