A few blocks west of the prestigious Galleria Mall in the heart of Uptown Houston, Hibernia Bank Plaza, formerly known as Coastal Banc Plaza, rises 22 stories above the busy intersection at Westheimer Road and Bering Drive. Hibernia Bank Plaza's three dimensional massing is accentuated by the horizontal alignment of its applied features. A broad terrace of honed travertine anchors the tower to its site. Above, horizontal bands of travertine and dark bronze glass alternate as they climb the tower's multiple facades. Each floor contains approximately 22,000 square feet and is planned to maximize the view afforded by the project's placement on the site. The ten level parking garage accommodates 1,750 cars and is linked to the building via a glass-encased walkway.
At the time of its construction in 1982 Hibernia Bank Plaza was equipped with some of the most energy efficient HVAC and lighting systems available; however, over time it fell below the high efficiency standards demanded in today's market place. Beginning in the mid-1990's, the management and engineering staffs implemented a multi-year plan to economize operation of the building through the replacement of dated equipment, installation of new control systems, and a comprehensive preventative maintenance program to ensure the peak operating efficiency of all building systems. As a result of these efforts, Hibernia Bank Plaza earned the ENERGY STAR in 2004.
Early in the building's history, a Carrier 150 ton (air cooled) reciprocating chiller was installed to provide an economical alternative for providing after hours air conditioning to single floor users, eliminating the need to run a 400 ton chiller that required the use of the cooling tower and the load of several floors.
In 2002, the building embarked on a three year program to replace all four of its 20-year-old chillers, beginning with the 150 ton after-hours unit. That unit was replaced with a high-efficiency Carrier 160 ton chiller, in March of that year. In subsequent years, the single 400-ton and two 450-ton Trane CVHA chillers were replaced with one 450-ton and two 500-ton Trane CVHF chillers. The entire project was completed with the installation of the second 500-ton Trane CVHF chiller in December, 2004.
Although the total cooling capacity of the central plant increased from 1,300 tons to 1,450 tons, due to the increased efficiency of the new units, a kWh savings of 327,000 kWh was realized in 2004, with an estimated reduction in kWh consumption of 470,000 kWh for 2005. In addition, the new chillers operate with environmentally-friendly R-123 refrigerant, which replaced the ozone damaging R-11 refrigerant used in the older machines.
Other components of the building's HVAC system have been recently upgraded. The cooling tower was replaced in 2001 with a Baltimore Aircoil Company (BAC) multi-stage, energy-efficient unit, equipped with Variable Frequency Drives (VFD's).
Variable Frequency Drives
Variable Frequency Drives were added to all 24 Air Handler Units in 2003. These VFD's, which are controlled by the building's Metasys energy management system, modulate the speed of the air handler motors to coincide with air conditioning demand. Total savings associated with this project are calculated at 701,800 kWh per annum. In addition, the VFDs enable a "soft" start up of the air handler motors which extends the operating life of the motor, belts, pulleys, blower wheels and bearings.
Chilled Water System
Water conservation in the closed loop system is accomplished through monitoring of water consumption and the prevention of water leaks. The use of a Molybdate and Sodium Nitrite chemical blend provides corrosion control. These procedures maintain clean heat transfer surfaces and effective microbiological control throughout the HVAC water system. Combined with daily program monitoring and administration by the engineering staff, it is estimated that the water treatment program is saving an average of 15% in electrical usage per year. This equates to 257,000 KWH in avoided electrical consumption each year.
In 1999, all light fixtures in the building and parking garage were retrofit with energy efficient components. Some 4,650 existing three-lamp, 40-watt, two-ballast fixtures in the building were retrofit with three 32-watt GE Eco T8 lamps and one low-power electronic ballast. All non-dimmable incandescent can lights were replaced with 18-watt, hard wired compact fluorescent lamps, and exit signs were replaced with LED fixtures. In the parking garage, all 635 existing two-lamp, 8 foot F96H0 fluorescent fixtures with magnetic ballasts were removed and replaced with 429 - 175-watt metal halide fixtures. The electrical savings generated by the retrofit is estimated at $110,000 (1.65 million kWh) per year. However, when the elimination of lamp purchases during the warranty period (3.25 years) are included in the calculation, annual savings reach $128,000 per year. ENERGY STAR? Partner Product GE F32T8/SP35/Eco lamps are utilized throughout the property. These energy efficient fluorescent lamps are also environmentally friendly and do not require recycling.
Motion Activated Light Switches
All new tenant construction projects include the installation of motion activated light switches, which automatically turn lights off after the sensor has detected no movement for a preset period of time. In addition, motion activated light switches were installed in three multi-tenant corridors in 2004.
