Developed by Ryan Companies, Owned and managed by Piedmont Office Realty Trust, US Bancorp Center is an 30-story, 1,033,297 SF, class A office tower. Comprised of two complementary structures, the first form, a modern 30 story tower, clad of granite, architectural concrete and glass rises in the skyline of downtown Minneapolis. The second form is a 13-story mid-rise structure designed to reflect the historic streetscapes of Nicollet Mall. Each form creates a distinct floor plate providing a range of 41 to 67 core to glass depths. Aesthetic yet efficient, the footprint of the building is flanked on the street with local black granite, incorporating manmade and natural products to reflect the new millennial approach to community oriented public space.


Energy efficiency was a primary focus during the design and construction which was completed in April of 2000.
  Since commissioning of the property an additional steam control program has been added to limit steam usage to prevent exceeding historical demand. This program is also utilized to control the temperature of the hot water loop for building heating relative to the outside air temperature rather than a static set-point. The Energy Management system operates with the ability to switch from free cooling to mechanical cooling automatically in addition with the use of optimal start. Additional efficiencies were realized in the HVAC operation through the use of variable frequency drives (VFDs) and high efficiency motors on air handling unit's throughout the property. The property is illuminated by electronically ballasted T-8 fluorescent lamps and controlled by a Watt Stopper Smartwired lighting control panel system (Floors P3 thru 23.)


US Bancorp Center achieved ENERGY STAR certification in 2006 and 2007.
