The U.S. Environmental Protection Agency (EPA) Region 8 Office is a 248,849-square-foot facility located in Denver, CO, that serves approximately 850 employees. The facility, a product of more than 3 years of planning, design, and construction, serves as a hallmark of environmental sustainability in a prominent lower downtown historic district location.

EPA and the General Services Administration (GSA) worked together to select the development team and design for EPA's Region 8 Office so that the building represents the best in design, work environment, environmental performance, and security while providing a good value for the taxpayers. Using EPA's Target Finder tool, the design team rated the building's estimated energy use during the design phase and achieved Designed to Earn the ENERGY STAR, indicating its intended energy performance ranked in the top 25 percent of similar buildings nationwide. Achieving Designed to Earn the ENERGY STAR is the first step in attaining energy and cost savings over the life of a building. After 2 full years in operation, the building also earned the ENERGY STAR in 2008 for superior energy performance, receiving an ENERGY STAR score of 96.

The energy requirements for the building were approached from a whole building design perspective. Among the energy efficiency measures used in the building are an under-floor air delivery system, an energy-efficient HVAC system with temperature setpoints, daylight dimming controls, air-side economizers, and a heat recovery system. The building design also provides for natural light in 85 percent of floor space. Reflective surfaces, task lighting, daylighting dimmers, and occupancy sensors reduce energy use as the lights are only on when the room is occupied and automatically turn off in empty rooms. All mechanical and electrical systems were commissioned systematically for quality assurance. The building also features a green roof, which minimizes heat gain and loss and helps absorb carbon dioxide from the atmosphere. In addition, the building also generates power through PV panels on the roof and supports the generation of renewable energy in the form of renewable energy certificates (RECs) from wind turbines across several states.
