The 17th & Grant Building was built in 1982 as a Class A office building with 12 floors above ground, two basement levels, and a six-story attached parking garage providing 400 parking spaces. Other building amenities include a full-service athletic club, a deli, a conference room, lobby and atrium seating areas, a 24/7 lobby attendant, and storage units for tenants.

The building earned LEED Gold Certification in April 2011 under the U.S. Green Building Council's Leadership in Energy and Environmental Design for Existing Buildings: Operations and Maintenance Rating System. Additionally, the building has earned ENERGY STAR certification for years 2008, 2009, 2010, and 2011, and has a current ENERGY STAR energy performance score of 89. Current ownership, Broadreach Capital Partners, has provided key support and resources toward the accomplishment of these goals and aims to keep the building in the top 11 percent of all buildings in the U.S. in terms of energy performance.

The mission at 17th & Grant is to maximize energy conservation and reduce operating costs while maintaining high tenant satisfaction. Numerous upgrades to the property have lowered energy usage and the environmental footprint significantly, such as:

-- The five traction elevators received complete modernization upgrades in 2007, including state-of-the-art digital controllers, new traveler electrical cables, VFD drives, and new door operators. This modernization complies with the requirement of A-17.1 1996 Elevator & Escalator Edition for the City & County of Denver.

-- A lighting retrofit conducted in 2004 replaced fixtures with T8 high efficiency lamps and ballasts; all exit lights were replaced with LED units. Most lights have also been retrofitted with new CFL bulbs. Motion sensors have also been installed in all new build-out areas. Garage lighting was also upgraded in 2009 from T12 to T8 bulbs, and number of fixtures was reduced. Since 2010, all areas where replacements are installed receive T8 28-watt bulbs.

-- Two centrifugal chillers provide cooling to the building. The primary chiller is a 175-ton carrier chiller, and the secondary chiller is a 350-ton R-143 carrier chiller, which was re-built in March and April of 2009. There are two main air handling units located on the B-2 level, each with two fans, and each of which have been upgraded with a variable frequency drive (VFD) and high-efficiency motors with fixed fan.

-- The cooling tower is a BAC unit that received complete refurbishing in 2007 with VFD drives, high efficiency motors, new bearings, sealing, and new fill material. Two chilled water pumps supply the main system, which was upgraded in 2010 with VFD drives, with chilled water. Two condenser water pumps supply cooling for the chillers and were also upgraded with new high efficiency motors in 2010. VFD drives are to be installed in 2012. The chemical treatment systems for both the open and closed loop were upgraded in 2007 to a state-of-the-art feed system. The main air distribution is achieved by rigid ductwork that supplies VAV and reheat fan powered boxes at all floor levels. Recommissioning of the building's HVAC systems was completed in late 2009, and the report was received in November of 2010.

-- High-efficiency motors and VFD drives have been installed on all motors over 5hp, including cooling tower, main fan systems, condensed/chilled water pumps, and domestic water pumps. We have also installed new improved DDC controllers to our primary chiller and are installing the same DDC upgrade to the secondary chiller in 2012. In 2008, over 60 percent of the toilets were retrofitted with new low-flush units with auto-flush heads. Additionally, restrooms were equipped with no-touch faucets, in addition to no-touch soap and paper towel dispensers. Urinals are being converted to low-flush hardware; 25 percent of this upgrade is complete, and the remainder will be done in 2012.

 

In 2010, an Xcel recommissioning study was performed, yielding the following recommendations, which have been implemented to optimize operations and maximize cost reductions:

-- Main fan systems? hours of operations were optimized.

-- Main fan static pressure reset is currently manually adjusted to lower the static in the main systems for seasonal operations until reprogramming in 2011-2012.

-- General exhaust fan has been shut down unless system needs a rise.

-- Chiller plant run time scheduling has been adjusted to optimize run times for chiller plans.

-- Setbacks have been adjusted for unoccupied times to 63/85 to optimize energy savings.

-- The BMS system is utilized in multiple ways to monitor and control temperatures throughout the building. Management also uses it to optimize run times for HVAC systems, and we have full DDC controls for the cooling towers, chiller, and the first floor HVAC. The current plan is to continue DDC control upgrades as build-outs happen.

-- In 2011, building management completed an upgrade of our first floor/level B2 HVAC from chilled water units to base building air system, with all DDC controls tied into the BMS to maximize efficiency and control. Management has also made multiple programming changes to minimize energy use while still maintaining tenant comfort.
