Denver Financial Center is a Class A high-rise office building comprised of two towers with over 435,000 rentable square feet. Tower One is comprised of 32 floors, while Tower Two is comprised of 13 floors. The building?s parking structure has more than 350 spaces and sits on the first seven floors and half of the eighth floor above the main lobby of Tower One. The building achieved LEED Gold certification in 2009.

Cooling is provided to Tower One by a variable air volume (VAV) system. Two central built-up air-handling units located in the eighth-floor mechanical room supply conditioned air to the building. Two Carrier 400-ton centrifugal chillers provide chilled water to the tower. Condensed water for the tower?s chillers and for supplemental cooling for tenant requirements is provided by a 1,050-ton induced draft twin-cell cooling tower. Space heating for Tower One is accomplished by perimeter electric radiant ceiling panels, and space heating in the lobby is provided by three Patterson Kelly Termific gas-fired boilers. Radiant heat for the tower is set up on a load-shedding program. Tower One also has a full lighting control system that is operated from the EMS.

Perimeter and interior central built-up air-handling units supply air to Tower Two. The tower is provided chilled water from one Trane 300-ton, centrifugal chiller. Condenser water for the tower?s chiller and the lobby?s 70-ton reciprocating chiller is provided by a 375-ton induced draft cooling tower. Space heating in Tower Two is accomplished by perimeter hydronic baseboard fintube radiators supplying hot water from two gas-fired water tube boilers.
