101 University is a beautiful, Mediterranean-style, Class A office building in downtown Palo Alto. With expansive windows overlooking Stanford?s campus, the building is comprised of four stories and an underground parking garage. Heating and cooling are provided through a network of heat pumps throughout the building, connected to a central condenser water loop, cooling tower, and furnace. Although the building had already qualified for ENERGY STAR certification, Stevens Development Company decided to be proactive and work with Carbon Lighthouse to complete a comprehensive energy analysis and upgrade at the facility.

 

After completing a detailed data collection and analysis service at the building, Carbon Lighthouse identified several opportunities for energy efficiency improvements. The project scope includes:

-- Installing a variable frequency drive on the cooling tower fan and a new control algorithm based on outside air temperature

-- Adding additional capability to the building management system, which will enable turning off the circulation pump on the condenser water loop when none of the heat pumps are in use

-- Implementing demand control ventilation in the garage

-- Upgrading select lighting

-- Installing a solar array on the roof

 

Additionally, Carbon Lighthouse identified several maintenance measures that, if had they not been addressed, would have resulted in operational downtime for the heating and cooling system.

 

At completion of the project, the building will:

-- Improve annual energy use by 12 percent

-- Save more than $20,000 annually in electricity and gas costs

-- Enjoy an internal rate of return of 20 percent

-- Be completely carbon neutral

Communications:

Carbon lighthouse published a press release that was picked up by several major news outlets. Additionally, the mayor of Palo Alto presented a plaque to the building on behalf of the Carbon Lighthouse Association in recognition of its Carbon Free status and environmental leadership.
