3838 North Central Avenue (1T_3838) is a high-rise office building located in Phoenix, AZ. Beginning in 2008, property management at 1T_3838 has implemented a variety of energy efficiency measures, including the replacement of various motors with newer high-efficiency motors, as well as the replacement of 15-year-old motor starters and variable frequency drives (VFDs) with new VFDs produced by ABB over the past four years. Property management also upgraded its energy management system (EMS) in December of 2008, and later repaired old air intake dampers in February of 2009, in order to utilize as much free cooling as possible. Efficiency measures also included decommissioning external building flood lighting and implementing an optimized start program for the building?s HVAC equipment. Finally, in January 2011, property management also implemented an entirely new control strategy to maximize energy savings by controlling the HVAC equipment, such that it only provides the necessary heating/cooling for any given heat load.
In 2008, we established clear energy awareness and sustainability goals with our management team and tenant population. We conduct periodic surveys with our tenants to highlight what initiatives we are supporting along with seeking feedback from the population to gain valuable insight to their perspective.
