200 Glastonbury Boulevard is a three-story, 75,000-square-foot commercial office building whose tenants include a variety of financial and insurance institutions. The building is part of a master-planned suburban office park in Glastonbury, CT. The campus includes several office buildings, hotels, and retail centers. The building, constructed in 1989, is owned by Massachusetts Mutual Life Insurance Company and is part of the portfolio serviced by Cornerstone Real Estate Advisers LLC. Property management is provided by Servus Management, located in Hartford, CT. Cornerstone Real Estate Advisers has implemented a Green Initiative Commitment for all of the properties in the portfolio.
As a first step, Servus Management teamed with Construction Insight, the construction management company for Cornerstone, and assessed 200 Glastonbury's baseline energy performance. Projects were identified in various building systems for potential energy savings and efficiency. Some of the projects were a minimal cost but resulted in major savings. The building's energy management system (EMS) was underutilized. By creating additional schedules and tracking optimal start times, the peak demand was lowered, resulting in savings on electricity consumption.
The three rooftop units that handle all the HVAC needs for the building were original to the building and more than 20 years old. By working with the local utility company and contractors, Servus gained owner approval to replace the three 75 ton units with high-efficiency units. A portion of the cost of the project was offset by receiving rebates from the local utility company. The combination of energy conservation efforts have resulted in savings of over $40,000 annually.
200 Glastonbury Boulevard proudly displays the ENERGY STAR plaque on the exterior of the building as well as the framed certificate in the main lobby. Tenants are pleased to see the owners are doing their part to conserve energy and reduce operating expenses. This positively affects not only the building bottom line, but the tenant's bottom line as well.
