U.S. Bank Plaza, developed and managed by Hines as the world headquarters for The Pillsbury Company, is a 1.8 million-square-foot complex consisting of two office towers (one 22 stories, the other 40 stories) designed by Skidmore, Owings & Merrill and completed in 1981. U.S. Bank Plaza is clad in travertine marble, with bronze-tinted reflective glass. The two towers are connected at the base by a glass-enclosed eight-story atrium, with a roof comprised of six sloping glass prisms. The atrium includes a number of restaurants, shops, and other services for the convenience of building tenants; an underground parking facility has space for 500 cars.
U.S. Bank Plaza earned the ENERGY STAR for superior energy performance because of a combination of existing features and retrofits. Reflecting frigid Minneapolis winters, the property uses highly efficient heat reclaim chillers, which allow the building to be heated without supplemental steam down to outside temperatures of approximately 17 degrees Fahrenheit. Other features and improvements that have helped to make U.S. Bank Plaza exceptionally efficient include the complete retrofitting of all incandescent lighting with high efficiency fluorescent fixtures, the installation of high efficiency motors and variable frequency drives (VFDs) on building air handling units, and the use of a building automation system (BAS) to control building equipment operation.
