Built in 1929, 230 Park Avenue and its 34-stories is the Crown Jewel of Park Avenue.  With a rentable area of 1.3 million square feet, 230 Park features floor plates of 65,000 square feet on the base floors and 20,000 square feet on the tower floors.

Distinctive features of the landmark building include an ornate lobby accented by Jasp? oriental marble walls and original bronze chandeliers and fixtures, a one of a kind cupola at the top of the building, breathtaking views up Park Avenue, direct access to Grand Central Station and two pedestrian through-block arcades (45th Street to 46th Street).

Keeping the property current, 230 Park also benefits from significant restoration and modernization projects, including: refinishing the exterior limestone and brick work, restoring the cupola, refurbishing the lobby and common corridors, modernized elevators, new pre-built office suites, backup electrical generators, and new operable thermo-pane windows throughout the building.

The building's chiller plant utilizes two Trane, high-pressure steam two-stage absorbers (950-tons each) and two York, R-134 A, Centrifugal steam driven turbine chillers (1,500-tons each), all connected to six new BAC cooling towers which provide cooling to the building's perimeter and interior zones.  The property also has three winterized cooling towers that provide year round, 24-hour condenser water to the tenants' supplemental HVAC units.

To further improve its energy efficiency and carbon emissions at 230 Park Avenue, Monday Properties undertook a series of additional renovations, including: installing energy-efficient lights, extensive load shedding, multiple equipment upgrades and an upgraded building management system (BMS).  The renovations are expected to reduce energy consumption by 200 kBtu/sf, while reducing carbon emissions by 7,000 tons per year.

Monday Properties continues to enrich the iconic New York City building with ongoing improvements including: exterior LED lighting on the 29th floor, corridor and bathroom renovations, electrical system upgrade, fire pump replacement, freight elevator modernization, HVAC upgrades, exterior facade restoration and landmark approved lobby renovations that includes an additional visiting center and bronze murals.
