When the energy management team at 1 Houston Center decided to maximize energy efficiency in their building, they adopted a simple motto: "If it's running, turn it off. If you can't turn it off, reduce its hours, and if you can't reduce its hours, it better be as efficient as possible." Since undertaking the effort in 2004, the motto has paid off. The team has realized an annual savings of more than 4,000,000 kWh and set a goal in 2013 to achieve an annual savings of more than 8,000,000 kWh, for a total savings of 31 percent.

 

With the exception of the new high-efficiency Trane chiller and the variable frequency drives (VFDs) on pumps and cooling tower, all projects were initiated by in-house engineering staff and paid for by projected savings. Some changes as simple as altering schedules cost nothing and brought the largest dividends. Common-area lighting in hallways, lobbies, elevators, stairwells, and restrooms were upgraded using T-8 technology. By adding simple lighting contactors, lights that never shut off are now rarely on.

The energy management team has included water conservation in its initiative to "green" the building. All water closets in the women's restrooms were replaced with low-flow, 1.6-gallon-per-flush (gpf) models. All aerators are low-flow, and all hardware is hands-free. The landscaping recently underwent a sprinkler retrofit that now features entirely laser-drip irrigation, decreasing water usage in the landscape from 50 gpm to 2.5 gpm. These initiatives are helping the energy management team work toward achieving a Leadership in Energy and Environmental Design for Existing Buildings (LEED-EB) Silver or Gold certification in addition to the ENERGY STAR for superior energy performance.
