Arden's 3300 Irvine Building Plaza located at 3300 Irvine Avenue in the city of Newport Beach, California is a 74,224 rentable square foot, three story office building that is 94% occupied. This property is air conditioned by a chilled water system. The system consists has a 300 ton McQuay chiller, Baltimore Aircoil cooling tower, one 100 horsepower vane axial supply fan, one 30 horsepower vane axial return fan, and chilled and condenser water pumps. A gas-fired hot water boiler provides hot water to the reheat system. The air distribution system is a variable volume type. The time schedules are controlled by electronic time clocks. A Siemans EMS system is scheduled to be installed in 2001.

As part of the company's ongoing energy efficiency program, 3300 Irvine Avenue, constructed in 1981, was chosen as a candidate for a lighting retrofit. The retrofit consists of replacing the existing F-40 lamps with high efficiency T-8 lamps, installing energy efficient ballasts and occupancy sensors. This retrofit was completed in 1999.

In a continuing effort to reduce operating costs, optimum start and stop times have resulted in a further reduction of energy.
