Texaco Center, designed by Skidmore, Owens, & Merrill, is clad in a curtain wall of black granite with insulated glass set into black aluminum framing. The building completed in 1984 is a 32 story 619,000 square foot tower with outstanding views of the Mississippi River, historic French Quarter and Central Business District. Parking for Texaco Center consists of 250 spaces in the enclosed garage with 750 additional spaces at the adjacent 601 Tchoupitoulas parking facility.
Energy Management System
In 1998 the building's current automation system was replaced with the latest version of Carrier's Comfort Network program and equipment. The upgrade enabled the engineering team to control additional parameters as well as design programming to operate the chillers, air handler units and cooling towers at a higher efficiency level. Lighting on/off control is also handled by the automation system program.
Several in house lighting projects have contributed to the reduction in electrical consumption for the building. The stairwells have been retrofitted to electronic ballast and T-8 lamps. Motion sensors for reduced capacity during off peak times control restroom and garage elevator lighting.
Equity Office strongly believes that energy conservation measures are supported through a preventative maintenance program. The engineering staff at the Texaco Center utilizes a computerized preventative maintenance program to tract and schedule all mechanical equipment, maximizing it's efficiency.
