Arden's Centerpointe La Palma (6) property located at 6 Centerpointe Drive, La Palma, California is a 145,530 rentable square foot building that is 95% occupied. Centerpointe La Palma (6) has been equipped with a Siemens Energy Management System to control the building's HVAC system. Air conditioning is provided by a Direct Expansion water system consisting of four 100 ton reciprocating compressors. The air distribution system is variable volume that is pneumatically controlled. A gas fired hot water boiler provides hot water for the heating system. Heating is supplied to the perimeter zones only. As part of the company's on-going energy efficiency program, Centerpointe La Palma (6) was chosen to have a lighting retrofit. The retrofit consisted of modifying the existing three tube fixtures by adding reflectors, reducing the number of lamps from three to two, and replacing the standard F-40 lamps with energy efficient T-8 lamps. Furthermore, new occupancy sensors were added to the system.
