The Capella Tower at 225 South Sixth earned the ENERGY STAR for superior energy performance as a result of a five-phase program of retrofits and upgrades to the building's energy-consuming infrastructure. In the first phase, 15,000 light fixtures were upgraded from 40-watt bulbs to electronic ballasts and high-efficiency T8 lamps. In Phase II, all 100-watt incandescent bulbs in building common areas were converted to 15-watt PL-type fluorescent lamps. The third phase of energy efficiency retrofits replaced 450 par 90-watt fixtures with SKS 23-watt fixtures and incorporated light sensors to automatically control light intensity based on the amount of available daylight. The fourth and fifth phases addressed are The Capella Tower at 225 South Sixth's HVAC systems, replacing existing compressors with high-efficiency units, and in the final phase, installing variable frequency drives (VFDs) on air handling units on each floor. These VFDs allow air handling units to operate at levels that more closely correspond to actual demand. The existing energy management system has been upgraded to utilize all the features to the fullest. VFDs have been added to hot and chilled water pumps in 2009 and tied into the energy management system (EMS) for optimum savings.
