4200 Wildwood is a five-story, Class A office building located in Atlanta, Georgia. The building, constructed in 1998, is managed by Wells Real Estate and is a property of Wells Real Estate Funds (Wells), a national purchaser and manager of Class A office buildings across the U.S. As an official ENERGY STAR Partner, Wells is committed to continuously improving its sustainable practices to create exceptional environments for tenants.
Wells began managing the building in the fall of 2007. At that time, the building’s ENERGY STAR energy performance score was only 35. In the following four years, Wells’ energy-related initiatives raised the building’s score from 35 to 84, with plans to continue increasing the score.
Several projects over the years have contributed to the building’s stellar efficiency. The most significant improvements to the building’s efficiency have been to the lighting and HVAC systems. These improvements include, but are not limited to, the following projects:
Lighting
-- Installation of motion sensors in conference rooms, engineering rooms, and tenant specialty rooms
-- Replacement of incandescent lighting to compact fluorescent lighting in first floor common areas
-- Implementation of a LED lighting retrofit on the pole lights located in the parking area. The pole lights were converted from 400W to 50W LED with an estimated payback under a year.
-- Implementation of parking deck light harvesting. The perimeter lights on the five-story parking deck turn off during daylight hours unless the sensors detect low-level ambient lighting during daylight hours.
HVAC
-- Installation of Variable Frequency Drives (VFDs) for the condenser water pumps, cooling tower fan motors, outside air fan, and toilet exhaust system
-- Installation of carbon dioxide monitoring controls
-- Replacement of old Energy Management System (EMS) with new hardware and software
-- Separation of HVAC into smaller zones on the Energy Management System
-- Optimization of controls and schedules for efficient operation
