The Prince Kuhio Kalanianole Federal Building and US Courthouse, located in beautiful Honolulu, Hawaii, is one of the most energy-efficient buildings in the United States. Constructed in 1977, the building houses a wide range of Federal agencies including the Internal Revenue Service, the Federal Bureau of Investigation, the National Oceanic and Atmospheric Administration, and US Federal Courts.

One would not expect a 929,857 square-foot building constructed in the late 1970's to be very energy efficient. However, the General Services Administration (GSA), which owns and operates the building, has performed several energy efficient upgrades since its construction. These upgrades enabled the building to earn an ENERGY STAR Label for Buildings score of 99 out of 100. This means that the Prince Kuhio Kalanianole Federal Building and US Courthouse is more energy efficient than 99 percent of the nation's commercial and governmental buildings.

The building was able to achieve this high score through energy-efficient building operations and the implementation of several energy efficiency measures. In 1995, the lighting system was retrofitted with high efficiency T-8 fluorescent lights. Load reduction strategies were implemented to produce more efficient building operations. This included installing building occupancy sensors to turn off unneeded lights. The most recent upgrade, which occurred in 1997 at a cost of $3.7 million, involved replacing the building's chiller using partial financing from the local utility company.

The benefits of these energy efficiency upgrades can be seen not only in the building being awarded the ENERGY STAR Label for Buildings but also in the approximately $200,000 in electricity costs that are saved annually. Paybacks for the various energy upgrades range from three to nine years.
