Nine Technology Drive is a two-story, Class A office building located in Westboro, Massachusetts. The building, constructed in 1992, is managed by Wells Real Estate and is a property of Wells Real Estate Funds (Wells), a national purchaser and manager of Class A office buildings across the United States. As an official ENERGY STAR partner, Wells is committed to continuously improving its sustainable practices to create exceptional environments for tenants.

The building has 12 rooftop units, including ten 60-ton units and two 70-ton units. The HVAC systems have ample capacity to heat and cool the building. One 60-ton unit was replaced in 2009. Each rooftop unit has a variable frequency drive (VFD) to help it operate efficiently. In 2006, a new energy management system (EMS) was installed at the site. This system is a great tool to help manage utility expenses and maintain the HVAC systems. Another great feature of the building is that the irrigation system is fed by a well. This well saves the property thousands of dollars a year in water and sewer expenses; the site does not pay to water the grass or shrubs. Management uses the EMS to operate the building efficiently on a daily basis.

The building has an area of unoccupied space. Management has been able to reduce the amount of electricity used in the unoccupied space. In the first 7 months of 2010 compared to the same period in 2009, the unoccupied area has used 162,000 fewer kWh, which amounts to a savings of close to $32,000.
