199 Fremont is a Class A high-rise office building located South-of-Market in downtown San Francisco, close to the Transbay Terminal.  Completed in 2000, the 27-story building features a granite and glass curtain wall with metal accents.  The first three stories have a hand-set granite stone base and the lobby features structural glass entries and storefronts.  The site also includes an outdoor poetry/sculpture garden and a child care center, as well as the historic Marine Electric Building, which contains Town Hall restaurant and a child care facility.

 

ENERGY STAR certification for 199 Fremont resulted from the building's highly efficient energy use through the computer-based Energy Management System. This system performs monitoring and control of HVAC, lighting, utilities, and electrical equipment for the building management and energy conservation. Building controls are able to automatically start and stop equipment based on occupancy demands, the time of day and day of week and automatically adjust setting using outside weather conditions and interior zone data. Features include monitoring data and operations to perform optimized start up and shut down of selected equipment and monitoring of utilities consumption in tenant suites. Tenants are able to control lighting and after-hour cooling. Each floor is separately metered.
