Located at 601 South Figueroa Street, Figueroa at Wilshire is owned and managed by Brookfield Office Properties. The 52-story, 1,000,000-square-foot office tower was designed by architect Albert C. Martin & Associates and features a Brazilian Rose polished granite exterior, two dramatic, 75-foot high atria lobbies with exquisite rose-colored granite walls, and patterned granite floors. An inviting open-air plaza is highlighted by a 36-foot tall fire and water feature entitled "L.A. Prime Matter," by California artist Eric Orr. The property is prominently situated at the high-profile namesake intersection in the heart of Southern California's financial and cultural center, with exceptional visibility and access to the Harbor (110) Freeway. The building HVAC systems are run on pumps and central air handling units, as well as cooling tower fan motors. Economizer services were also installed. Those measures, in addition to the configuration of the existing HVAC local fan-powered terminal units (FPTUs) ? which redistribute heat from the ceiling space to the perimeter ? and floor-by-floor isolation dampers significantly reduce energy consumption by providing ventilation and maintaining space temperatures throughout the property. The property?s electrical distribution is equipped with power-factor correction capacitors. This advanced technology generates savings through improved power quality (and thus improved equipment efficiency).
Additional improvements include motion sensors to control parking garage lighting as well as LED lighting. Other improvements include upgraded Web-accessible direct digital controls (DDC) for HVAC systems and lighting control, and a controls upgrade to improve the efficiency of chilled water production. The property?s central plant is undergoing phase two of an overhaul. The introduction of quadrant-floor control zoning is underway, improving floor-control air-distribution efficiency. This enhancement further improves energy efficiency on both the plant chilled-water production side as well as the airside systems. The engineering team is committed in its efforts to further enhancement the conditions of the rentable space, simultaneously improving plant operational efficiency. This relentless effort allows Figueroa & Wilshire to remain on the cutting edge of technology with an emphasis on energy savings without impacting tenant comfort. Figueroa & Wilshire achieved LEED EB O&M Gold Certification in 2010 and Brookfield Office Properties is committed to BOMA Sustainability efforts including BOMA 360, which will be rolled out in 2012.
