Regency Plaza is located at 4643 South Ulster Street in Denver, Colorado. The building encompasses a 15-story midrise office tower with an attached seven-level parking garage. The building is established in the Denver Technological Center within the Denver Metropolitan area, which comprises a total of more than 3,900 acres.

 

Regency Plaza?s management is driven to achieve the best return on investment for its owners and tenants by implementing custom-designed maintenance and energy conservation practices.

 

One of the best energy management practices for the building was conducting an Xcel Energy Recommissioning Investigation Report in March 2009. The report detailed areas of improvement which could be made in the categories of HVAC, lighting, and energy management system programming.

 

A lighting economic analysis report had one of the best impacts to the property. The property completed a lighting retrofit which exchanged T-12 florescent bulbs with new T-8 bulbs with high efficiency ballasts in December 2009. The lighting retrofit afforded a simple payback period of less than two years with significant savings to be passed on to the building?s tenants and owners. The subsequent lighting retrofit of the garage structure and the addition of occupancy sensors to all service areas provided a simple payback period of between one and a little over three years for the building.

 

Regency Plaza, through its management team, vendors, ownership and tenants, has been able to increase our building?s appeal and cut energy costs with the benefit of a rapid payback on most projects. Management?s goal is to promote strong energy management techniques and practices and to give occupants the ability of added comfort and control. Management strives to find and implement new lighting technologies to improve the look, feel, and lifespan with a better energy bottom line. The main goal at Regency Plaza is to lower energy costs and run a well-maintained building at an advantage to owner and tenant alike.
