Constructed in 1984, 1225NLW is an 11-story, multi-tenant office building located in Houston's 290/NW Freeway Corridor. When the building was purchased by 1225 North Loop Investments, Inc. in 2003, property management was awarded to CB Richard Ellis (CBRE). After assessing the needs of the building, CBRE began identifying opportunities to reduce energy use and pursue the efficiency gains that could be accomplished through improved operations and maintenance and other low-cost practices.

 

When the CBRE team benchmarked the building's energy use in EPA's Portfolio Manager, the initial baseline energy performance score was 74. To increase the score and earn the ENERGY STAR, the team addressed the following:

 

-- Lamps and Ballasts: A complete lighting retrofit of the building and parking garage was completed in 2005, during which all lamps and ballasts were replaced with T-8 lamps and electronic ballasts and all incandescent lamped exit signs were replaced with LED fixtures. 1225NLW received $28,000 in incentives from Center Point Energy's Commercial & Industrial Standard Offer Program, with a return on investment of less than 21 months.

 

-- HVAC System: To enable precision control of heating and cooling, an Energy Management System (EMS) was installed that efficiently controls the HVAC system components and stabilizes building temperatures between 72 and 74 degrees. During the fall and winter months, the engineering staff ensures that the building equipment runs only when required and utilizes free cooling when possible. In addition, the most recent investment consisted of new high-efficiency cooling tower that utilizes variable speed drives on fan motors. There are also plans to retrofit HVAC zone controls from pneumatic to direct digital control (DDC) and add variable frequency drives (VFDs) to all air handlers in 2011.

 

-- Landscaping/Plumbing: Improvements include the installation of a smart-water conservation and management irrigation system that has the ability to schedule watering based on current and accurate weather conditions. The CBRE team installed automatic faucets, flush kits, and soap dispensers in all rest rooms to conserve water and installed low consumption toilets.

 

-- Janitorial/Recycling: In 2009, the team began working toward a greener tomorrow by participating in energy awareness activities such as Earth Day and Lights Out Houston. The use of green cleaning products and equipment provides a cleaner and healthier work environment throughout 1225NLW. The building has a dynamic recycling program consisting of plastic, cardboard, paper, and fluorescent lamps. Several paperless systems have been employed to decrease waste, including rCash, an internet-based work order/PM system, and electronic distribution of the tenant communiqu�s.

 

As a result of implemented strategies and ongoing daily monitoring of energy use, 1225NLW has earned its first ENERGY STAR for superior energy performance with a score of 90 in 2010--placing it among the few commercial buildings in 290/NW Freeway Corridor to achieve the ENERGY STAR label. The team will continue work toward identifying further opportunities for cost savings and reductions in energy use.
